In short, I have the body and the mind of an older investor, and the wallet of a younger investor. :-) I have not run across a lot of other folks from West Michigan here.

However, as I suspect the market may enter recession (I may be wrong), I want to take that factor into consideration in my planning (just in case things go sideways).I would like to come up with an investment strategy that not only generates a $4K/mo cashflow, but one that would be immune if the market went into recession within the next 5 years. 

A body shop or other commercial businesses could be seen as a negative in a residential neighborhood.

Or take the word of the regulatory body that enforces statute. 

Could any body have experience on starting propate list.

We did like the Dead body jobs, Meth lab, house burned down, and my favorite was code violations.
