We had to deviate from our standard lease to have the tenant NOT be responsible for changing light bulbs, smoke alarm batteries and HVAC filters (that normally are a responsibility of the tenant).

They can also save on water costs too.Get the smoke detectors with the 10-year batteries so you're not running around every year changing batteries.When you have turn-overs, re-paint always using the same colors.

The big thing is they always check the smoke and CO2 detectors so always have the batteries replaced and have some batteries (and a step ladder) on-hand just in case. 

They seem to integrate with more things and are better supported overall.Also, that 9v battery seems to last forever.
