I started by building a 12-door portfolio using the BRRRR method and self-managing initially.

Ironically most people MOVED to the area from somewhere else and then wanted to slam the door shut behind them...   

Do you by chance have it written anywhere to close all doors and windows? 

Greatly increased lending capital by transitioning from a ‘blind pool” fund to a series LLC / syndication model where investors know the property lending deal before committing to any loan and can “pick and choose” whichever loans they do or do not want to participate in.  

If you have just one business it's not too bad(My wife uses it for hers) but it starts to get really expensive if you have a lot of doors and or multiple businesses. 

I call it being a concierge Realtor,  I have done it before for investors when they just need doors opened or comps but don't buy listed/on market properties.

As of today I own 13 doors; 3 of them UD student rentals and the rest in Wilmington.

I sent her a 5 day notice via certified mail with return receipt requested because she wouldn't answer the door or answer my phone.
