I will even disagree with my friend @Brian Burke , which is truly unheard of...I looked at your profile, Josh, and I noticed that you own 2 houses and have flipped a car once :)  I think that while Brian is correct asserting that you are under-capitalized in terms of available capital, the bigger issue is that you are most definitely under-capitalized in the intellectual worth department.Josh - there is certain knowledge that only comes from doing, and you haven't done enough - plain and simple.

As posted above the issue revolves around the political pressure being asserted by residents of the historic district who are resisting area homes being used as short-term (mostly VRBO and AirBNB rentals).

“the preparation of legal instruments and contracts by which legal rights are secured” is clearly an overly broad generalization, as that would literally include simple documents such as a Tenant Lease or a Note bearing Interest.Most FSBO sales occur w/o agents and are effected with an Offer To Purchase from unknown sources.A contractor creates BIDS for work and once accepted & signed, become contracts with a percentage deposit.Commerce per se would be brought to a standstill if the above assertion were true and we have sufficient impediments already.While @Dion DePaoli has an interesting background and kindly cites specific codes, he too is not practicing Law, so as many have suggested, seek professional Legal Counsel.
