I visited another recently that was rather beat-up, but quite cheap (Anchor Coworking in SF). 

The service industry are usually the early anchors for those type of neighborhoods and with those more or less out of the equation for the next six months the appeal of those neighborhoods drop close to zero.

But Tropicana Field is not necessarily the anchor.

Then things stabilize and it free-falls like an anchor in the ocean.

Quicker cash flow with flips, but anchoring in some rentals allows the city to continue paying you, even after you move on.

Just b/c you’re leaving the area doesn’t mean you should abandon the asset that’s anchoring your next move.

You need to be very careful with retail strips or other anchored centers right.
