Here’s how you can approach both issues:For rent comparables, since RentCast and Rentometer are giving you different results, the best way to narrow them down is by averaging the estimates and focusing on properties that closely match the one you’re analyzing in terms of size, number of units, and amenities.

They need analyze  the property, the deal structure, and the sponsor. 

@Liam Alvarez  I've never seen an app or a website that analyzes all markets and spits out the top 3 you should invest in for the highest returns.

I have enough problems correctly underwriting real estate debt; I can’t imagine the problems I’d have trying to CORRECTLY analyze risk in private equity corporate deals based on the revitalization of bankrupt brands. 

The problem in analyzing is we have no idea what Thomas' personal FICO/credit history, assets, vesting type etc.. 

For LTRs, prioritize markets with population growth and strong job markets.Wherever you choose, work with an investor-friendly agent who knows the local market and can help you analyze deals.

I want to add a few more SFH’s , finish a full renovation on one I just started and would like to buy my first multi unit (over 5 units).3 - I will look at my saved searches on Zillow every day and analyze 2 to 3 deals everyday.
