Hey Jeff without knowing any details everything is what you are able negotiate. but you have to take in account the years interest rate and purchase price and what kind of cash flow.I will say get a mentor if you’re inexperienced these kind of deals can go left if you really have little knowledge when it comes to structure .

Stabilized in late 2024 and will be seeing about 900 in monthly cash flow.

You may want to consider purchasing one or two year notes with yield of 6-8%. 

Major in business (with a real estate focus), start learning through books, podcasts, and investor meetups, and work on building credit and saving money while in school.

And if I find a reliable agent and reliable property management company in one of those cities, then I'd start there.
