Like all "C" areas, you have the potential for regular cash flow from life tenants, but you also tend to have more aggravation / management hassles, and screening is especially important.Whether an investment is "good" depends on a lot, much of it personal.

Aloha,Certainly if you can reach the first person, let them know you are giving them the opportunity to take care of the debt they signed on for, before you turn it over to attorney which will result in additional cost, aggravation, and increased cost of credit for the next 7 years!

And I can't tell you how aggravating/amusing it is to get mail from other investors trying to buy my properties.

This will save you a ridiculous amount of aggravation later.

One thing I find really aggravating about this STR regulation is the timing.  

Maybe I would’ve saved myself some aggravation along the way if I new these things.

For us when it comes up, we want to get enough penalty to cover any vacancy period, turnover costs, lease up costs, and a little extra on top for the aggravation of having to do this all.

I was involved in an association similar problems with siding and roofing and as a board member and treasurer twice I sold just to remove myself from the aggravation of it all.
