No need for a clunky online portal when they can handle everything easily via text.I completely agree that market positioning will be key.

Get familiar with price points in your market and what looks like a good deal. 

However, many appraisers (and realtors, and the general population) believe that it does need a closet in order to be considered an actual bedroom - I have no clue why - it is not part of the building code!

I know it isn't much but it was the first time I actually did something besides watch a video and for me this was very exhilarating.
