@Joe P.No it's not a mistake I do it on full purpose its were prices are low and have lots of upside potential I think the whole region can be turned around I would not have come here if I did not think it would be possible for turning it around or having it put up side down.I would be happy if it would only be a few bad actors....

these are complex transactions.. and ton of risk to the seller.. lots of bad actors will take advantage of the situation.

It was more than one problem tenant but yes we have been able to clean out the bad actors and the rest of the tenants are grateful.

Approvals go all the way up to the state level.The reason I mention all this is because any where along the line, the project can run into trouble, the request can die.

I am going to start offering several options to them & have them pick one (1 yr contract) or two items (2 yr contract) (ie, paint room; free maid cleaning; clean carpet; microwave range installed {if i was gonna do it anyway}; free hours of a handyman. people love free stuff.i drop off cookies/candy, etc on their birthdays & xmas. cost me $5 but they go absolutely nuts about it. they know other landlords won't do the little things to make them feel special.we're in the people business. most renters get viewed as scum by the public but they're people just like us & a lot of 'em are very nice.
