@Stanley Bronstein  @Jay HinrichsTen years ago Texas changed CD law so it eliminates almost all the abuses, but still maintains the essential element of allowing people unqualified for financing to purchase a property.The law that accomplishes all of this is astonishingly simple.  

Taken to the logical extreme, what if the 506(b) exemption is eliminated due to rampant abuse?

My main concern is my tenants are basically professional system abusers and I wouldn't be surprised if when the constable shows up, they magically have a check with the outstanding rent owed. 

@Edward Kanive DO NOT put in a garbage disposal in the sink . it is one of the most abuses things in a rental .  

I tell them it's in case I "get hit by a bus" and they have to deal w/my wife (but it's also obviously in case they get amnesia and forget something we agreed to.)
