@Dan Williamson Each state have key personnel (boots on ground) which is an important factor for me.

They now have training, but I don't think its anywhere as hands on as a Keller Williams.  One

@Al Williamson - I was planning on charging the cleaning cost directly to the tenant but if someone is staying only for a few nights they may not want to pay $100 cleaning fee.  

I've had no luck finding anything approaching a good deal for buy and hold in Williamson County on the MLS.  I'd really like to start looking exclusively at wholesalers/foreclosures/auctions.  The only problem is that...
