If you, based on market indicators, believe that there will be appreciation then hold on however we all know that's a gambling mans game. 

Deja vu from 2005-2007..........Yes, you need to leverage your equity to keep moving forward....wont argue that....but to pull out ALL your equity to go buy more properties in a very high market, sounds like a huge gamble to me..... use the leverage....hell yes.....but using ALL of your equity is a huge ALL IN bet..... you better be able to back it up if there is a big correction......Guess I'm just a wimp.....hope you are right.......

They are then faced with gambling that rates will stay low until they can refinance or sell the asset.So how do forward commitments work?

That said, please be sure to follow forum rules and not solicit in the forums outside marketplace or spam via the message system, both of which are against the terms of service here.Based on your initial post, it sounds to me like you have more to offer than most so in my opinion, you have a better chance since you have the skill set AND some skin in the game!

I personally was targeted by a tenant group that spammed my google reviews trying to avoid a small rent increase....those reviews are not as telling, but management never returns calls, property owners complaining of similar things are very telling.

Or you would be forced to sell at a greater loss than you now face.Although real estate investing at the best of times is high risk what you face with this property, in my opinion, is a 100% gamble.  

I really could use some feedback, and my intention is to get feedback from the more experienced members, on both sides of the equation, not to spam, or the like. 

However the market is to seasonal and it would be a gamble to see If it would work. 

You need to look farther out to the south and Midwest for cashflow if that is your strategy and you aren’t afraid of gambling for appreciation.
