Yes, but the real education will come from the guys who built something out of nothing doing deals in the trenches and how they rose above.

It is a terrible way to go.I agree with @Doug Rose, that most cases, S-corps are good for active businesses and LLCs for passive businesses or holding RE.Get with a good, local CPA fast, before you make any moves you can't take back.

I talked to one of the neighbors who has a relationship with the lady and apparently, the lady hasn't mentioned anything about actually leaving.  

@John ArendsenI think the lady selling was motivated to leave since her parents lived there.  

The lady ran in her house to grab a pan full of water and i remember i had a bunch of water in my car so grabbed that since I couldn't find a hose readily available. .

Basically we were dealing with lady x at this big mortgage bank working out the details, who was gonna  pay for closing costs and if i could put repair money into the deal and then all the sudden lady x cant be contacted  for a month and i thought the deal was done and i was back to square one then my realtor got word they had reduced the price again out of nowhere.

I never said he was breaking the law, I said he was discriminating...... which he is based on the lady having a 3 year old child.If Ms Murphy says "I do not want homosexuals living in my room" she is still discriminating.
