Here’s what I’ve learned so far: Investors want deals with solid profit potential—so they’re always looking at the numbers: a good ARV, reasonable rehab costs, and enough room to make a return.

Short-term rentals may earn higher returns.

Pay attention to improvements that provide the highest return on investment, such remodeling the kitchen and bathroom.

I then modify those numbers based on the buyer's preferred down payment/return hurdles.

After that is returned, I do a background check through Transunion or a similar service. 

Not going to give here a lecture on S-corps, but take my word: no benefits, only extra hassle and extra cost, such as preparing another tax return.

Are you accounting for everything—taxes, property management, maintenance, insurance, reserves—and still hitting your target returns?

Now your net is down to 15k (10% return) and mine is at 35k (14% return). 

Typically, as I'm searching for further acquisitions, I don't even consider deals that won't return at least a fast 300%, with no further CapEx, just by clipping-and-flipping.
