The same stories keep resurfacing every couple weeks with a new investor getting scammed.He is nothing but a scammer!!

Items like replacing all the water lines or sewer lines for older parks, resurfacing the roads, topping all the trees, are large expenses that can occur in the future and they should be budgeted for.

On another rental of mine the tub was yellow and discolored,  I spend about 50 bucks at the hardware store and resurfaced it myself.

$2-8/sq foot.Cabinets, resurfacing or replacing?

Do high dollar stuff yourself and refinish/resurface vs replace when possible. 

Well, I actually sold my previous home to someone who was delighted that I hadn't removed the original tile and cabinets in the kitchen because she was into "50's retro-chic" , lol.So, depending on your demographic, you could just say it's a design choice...I have also used tub/tile resurfacing with good results.

OK, now that the holidays have ended, I would like to resurface this idea. 

You can buy a rustoleum resurfacing kit at Lowe's or HD but I don't think they usually turn out great, or maybe I just haven't seen the results myself (I used one in a rental and it was "okay" but not what I was expecting).
