This tends to be the issue with these lower cost homes, unless you buy them very very cheap.

The property I bought was a referral from a past client and a deal I could not pass up.

I'd like to get a referral on a model from someone who has installed one that they are happy with. 

These tenants tend to stay longer because they know they'll have a harder time finding a smaller house.  

Was there a referral agreement signed at any point for this party?

Because you already invested and presumably can't get out, your brain will automatically be selective and tend to trust the positive information and ignore bad information.

If it's a refinance, brokers or institutional lenders tend to have great terms.

I believe it tends to give me a slightly lower return, because the sponsor is going to be more careful, and if there is a severe downturn will prevent me from taking catastrophic losses.

Most agents, I can tell you from experience, will not spend too much time on you since your so fairly new and at your purchase price your not a big fish so they will tend to put you on the back burner since heir return is not going to be a game changer.
