Once you make contact with a listing agent, there may be implicit "procuring cause" for them to get paid both sides of the commission, and then you would be paying your agent out of your pocket if your agent is expecting a commission (I assume they want to get paid).

It's called 'procurring cause" meaning had it not been for the work the agent did in showing you the property etc., you would not have known about the property to make the offer, therefore he's owed commission.

If that was the case they could argue you violated the agreement with them and owe a commission as well by not giving them the opportunity to procure a buyer for you.If no such agreement you should be okay.
