Before being exposed to marketing and sales I sometimes felt like I didn't like the 'tactics'.

I mostly need guidance on deals and tactics as my current tactics are pretty barbaric, I can power through any bad deal with my income from my full time job.I hope I introduced myself properly, I am open to any and all suggestions.Thanks,

In negotiations, if you can gain inside information of the opposition it can put you in a great tactical advantage... assuming you've studied negotiations enough to know how to exploit it. 

I have to negotiate with the previous  owner using lot of tactics to get the appraisal.

Brent, my-worth-what-you-pay-for-it tactical advice would likely be similar to Thomas S. actually :  stress test the various loans under different interest rate scenarios since we have a rising rate environment.

Any turnkey company (or really any company) that tries to sell you on the idea that they're doing you a favor, losing money, by 'letting you' get such a great deal, is lying - that's a used car salesman tactic and huge red flag.

Sometimes tenants try this tactic when they get an eviction/rent court notice.

I think we would all need to get more specific before answering any tactical questions, but congrats on getting started and hope all works out for you!
