And you need to talk to an attorney to make sure you are not violating any SEC rules, i.e. even if your minimum is $1,000, if you are 506(c) exemption, your investors need to be accredited.And loans: talk to lenders.

Adam,In Berkeley, my recollection is that under Measure Q, if a single family homeowner builds an ADU AND occupies one of the two units, then the homeowner will be exempt from rent board regulations.
