Center square is on the opposite end as far as price goes, but if you can find a deal there, you can get rents at $1000 for a one bedroom increasing your class of tenant.I've tried to set my sights somewhere in the middle of this, trying to find something that will cater to grad school students around Albany med where you can get $1500 or more for a three bedroom.

Yeah, just the self employment portion(s/med) is 15.3%, since you have to pay “both sides”.....then add on your fed tax.....both on your net.

Demographic and Economic TrendsUnemployment and population 5 year trends-Under population, break down by age rangeJob diversity/Top 10 employers...ie. not one industry taking 20-25%Supply and demand: Vacancy, Med rent, Landlord/tenant friendliness as described above, upcoming constructionClimate is a fun one...is it relevant idk...i just like looking at climate trends of different places while i'm at it.Census.gov is great for all of this

Do nothing ABSOLUTLY do not sell and buy half way across the country chasing a few % larger returns.. the risk for someone like this with no other income is far to great.keep what he has and work on boosting the rent.. do not sell .. try to agressivly negotiate the med lien.. many times they will take 10% on the dollar .. especially with someone who cant work.

It's central for most our needs & is an untapped neighborhood for what could be "hip" someday. 6.5 miles from DTLA. 8 miles to USC.2 miles to USC MED CENTER1.5 miles from CAL STATE LA. etc I have family from & in Detroit, it's dear to me.
