Great news for the local investors, bad news for the California absent landlords (our software catches/filters by property location and borrower primary residence, there might for example be a lender in California that lends nationwide but requires the borrower to live in their 3-county footprint, and every other configuration of that you can imagine).

I felt like it was a lot of people, hard to imagine more than who was there.I did hear mention of an app in prior years, I do think that would be helpful for future events.I feel motivated and excited after attending.

I could not imagine deals having losses like that and the devastation to the investors and their families.

I guess building in phases helps to mitigant some of that risk but at the same time while you have land being moved and foundations/roads being poured it seems to make sense to do quite a bit at the same time?!

I couldn't imagine investing in a property out of state without semi-frequent visits.

One of the keys I've found is focusing on neighborhoods that are on the upswing—places with signs of revitalization where you can still get affordable properties.In Memphis, I'd imagine a similar strategy would work.

I can only imagine that the QI implimented this lanquage to prevent something that happened to them on a another transaction.

They also likely partner with a local PM and give you the opportunity to speak with them before you sign on (since I imagine that person would be your POC when you're looking for a person to talk to).If you decide to use them let me know what your experience is.
