I'm fairly confident that stuff like this is atrocious to even a desperate pre-foreclosure home owner.

I want him to have my offer in hand for when he does get desperate enough to sell it to me.

But if someone has a limited budget and true determination (or in my case, true desperation,) it is a path that can succeed.Good luck.

I like participating in the program as it works well for my business, but if I ever have to evict a Section 8 tenant it's highly unlikely that I would be able to collect against them in court, although eviction is an unlikely outcome for a properly screened tenant since they would lose their voucher and most would seek desperately to avoid that.

Right now there are more money than there are deals, so they're getting desperate.
