A defaulted loan changes the approach you should have and you have to be careful you are not dual tracking the Borrower.  

Example: Realtor suggest that the price be $250k based on a lot of data including the appraiser suggestion ---- The owner of the property wants to list as $275k --- it gets listed as $275k because the owner has to agree with the list price (a contract is signed) --- the Realtor works for the seller - not the buyer ---- If their an dual agent - it becomes difficult because you represent both.

If you use a commercial broker, make sure they represent you alone in the transaction and not both parties (dual agency). 

In fact you can walk under high voltage lines with a flourescent tube in your hands and it will glow.

That's also assuming that the agent doesn't charge the seller full commission for when he's acting as a dual agent, representing both sides of the transaction.

I just include it in the price of the unit (slightly higher since I pay utilities), installed low-flow shower heads and dual-flush toilet handles, and told the tenants minimizing unnecessary usage helps keep the rents from going up..
