But when they say my advice is outright wrong and I'm basing it off what I know to be true, I tend to want to defend myself a bit.But it definitely wasn't your post that tweaked me.......And I also think its good that people know that just because 8 out of 10 banks tell you the seasoning has to be 1 year, doesn't mean thats the guideline they are all following.

Unless you are giving them constant work I can't see them turning down retail paychecks for finishing a job where they are hardly making anything.I am not by any means defending deadbeat contractors but I am just relaying my experience and what they have told me in the past.

You can discredit them in court.Typically these tenants get a pro bono attorney to try to file a bogus claim.The attorney hopes your insurance pays out instead of fighting it in court.The insurance then proceeds to raise your annual rates or drops you all together.You have to make sure to your insurance company and this attorney that you will vigorously defend yourself to the end before giving them one cent.Now if they have everything documented with date,pictures and went to see the doctor that day etc. then maybe there is a case.Most of the time these tenants are looking for a free lunch.

If the wife cleans the units and is paid 50 bucks a unit, then fine, be able to prove the work and pay, but I don't get near cutting checks for dependants of a BoD member that has to be defended as to usual and customary, IMO, that is an audit red flag, seeing family getting paid out of a N/P.

The benefits do not outweigh the risks to me.If they sue you and go to court the money you gained will be wiped out in court costs and then some along with a bunch of time wasted.Also you will have a hard time proving the items belong to the tenant.They could have a loan on them,be borrowed from a friend,or other people staying there not on the lease could say it belongs to them.This happens in judgements too.You get a judgement and before garnishment you have the defendant fill out an interogattory questionaire from the court.Do you think people are going to list a 2,000 tv when they know you are after it??
