Seemingly overnight, I transformed from a carefree twenty-something who bought/did what he wanted to a father on a mission.  

The negative cash flow at this rate, added up, over 15 years, is about half of the current value of the property before it gets transformed.

I tried a lot of different aspects of real estate investing, took a crash, lost it all decided to focus on one thing I did well and become exceptional at it.I always enjoyed transforming ugly houses into beautiful ones, never liked dealing with tenants.decided to put all my eggs in one basket and guard the basket.., focus on one thing.... best decision I ever made.

I will also be interested in watching you transformation.

I'd like to buy a barge or a ferry and transform it into a beautiful floating concert hall.

Seeing the transformations is really what gets people excited.But great job!

Just to be able to stand back and look at the before pictures and then what it has been transformed into is what I thoroughly enjoy.

@Peter Grosso   probably the next hundred years will flush this all out.. and most likely most of these Rust belt cities and mid west inner cities will transform over time. 

*******Careful: As soon as the sellers includes a specific price, it is likely that the ROFR will be transformed into an option, and one again falls within the definition of an executory contract.
