They have cast iron sewer lines, underground gas lines, little to no exterior wall insulation, swamp coolers, under sized electrical service entrances, and so on...Buyer for my property requested sewer line to be scoped, open ground receptacles be corrected, and electrical to be upgraded, among other things.

When I was a kid, before my parents installed central HVAC in their house, one of the first things we would do when the weather got cooler was pull everything away from the wall so we wouldn't have a fire from the electric baseboard heaters.

I may reconsider in the future.Also, I took measures when I first acquired the property to make the units more efficient, such as installing dual-pane windows and coating the roofs with white reflective elastomeric paint, and in one unit I replaced an A/C with a swamp cooler
