I suspect like me she must have gotten the new I phone 6 the voice activated text and e mails are awesome its just like my old dictaphone only =cooler.

Hi @Carolyn Parcheta, I'm not in your area, but just wanted to welcome you to the bp community and say that it's possible that your job is cooler than mine. hahaNot sure if you've looked into it, but you can find REIA meetups in your area here and will hopefully be able to connect with some potential mentors there as well. 

They have cast iron sewer lines, underground gas lines, little to no exterior wall insulation, swamp coolers, under sized electrical service entrances, and so on...Buyer for my property requested sewer line to be scoped, open ground receptacles be corrected, and electrical to be upgraded, among other things.   

When I was a kid, before my parents installed central HVAC in their house, one of the first things we would do when the weather got cooler was pull everything away from the wall so we wouldn't have a fire from the electric baseboard heaters.

We also look for ways to add a wine cooler or even wine bar area.

Finish work on these homes will include extensive crown moldings, chair rails, high end paint, granite and stainless steel appliances (including wine cooler and ice maker) are now a must.

When the multi family market was cooler than now, verifying then rent was fine....but many people dont even verify that these days. 

I am not saying it is not a tool and that from time to time that tool may not be useful, I am saying it is not the end all be all that it seems newbies think it is thanks to water-cooler conversations with gurus.  

I may reconsider in the future.Also, I took measures when I first acquired the property to make the units more efficient, such as installing dual-pane windows and coating the roofs with white reflective elastomeric paint, and in one unit I replaced an A/C with a swamp cooler. 

I've seen this a lot in the south and usually is implemented to keep a place cooler.
