Some other things that have worked for me are:* Create a web site and place an ad using Google Adwords* Post on the real estate sites of LinkedIn* Start a newsletter; talk about the successful loans you have already done and what type of borrowers you are looking for.* Get business cards made to hand out at REIA meetingsGood luck.

You can also use bandit signs, door hangers, online advertising, google adwords, SEO etc. 

But I may consider it in the future when the cost has less of an impact on my budget.I've done well so far with adwords and a squeeze page, but monitor the adwords daily at least, depending on your keywords and geographic constraints, you can get a lot of clicks too quick.

Use Airbnb and go look at top properties in your market, get the Google Adwords "Keyword Planner", Type in google searches on your computer and see what autofill suggestions come up, get on trip advisor and other similar sites to find out what's popular, etc. 

You can purchase lists with different motivations like absentee owners, 60-90-120 days late on mortgage, pre-foreclosure, delinquent taxes, water cutoff, code violation, evictions, probate, divorce, etc. and mail or cold call.Other methods are driving for dollars, door knocking, wholesalers, craigslist, Realtors, FSBO sites, expired listings, put out bandit signs, billboards, newspapers, other offline publications.You can use pay per click/adwords, website with SEO, facebook, Linkedin, Youtube, and other forms of online and social media marketing.If you have a big budget you can do radio, TV and billboards.
