What you're doing is called speculating (aka gambling) not investing...Unless this is a lakefront/beachfront property or has something amazing going for it - it makes a bad investment (just like 95% of houses out there) 

I absolutely love the thrill of everything about real estate.

Maybe thats the thrill of working with investors as an agent, if they cant hack the grit... they probably should stick to retail. 

Now there are still some that want that, but most people are not thrilled about that so you are not going to get the same demand/prices that you will get in PF/Gatlinburg - IMO.  

Its honestly a gamble as to which will have better appreciation.Do you prefer more rural or more urban?
