Beyond the structure, foundation, and drainage being very questionable to begin with, this is an urban D-class Section-8 pocket neighborhood because down the road there's a well-know church halfway house that also houses child molesters semi-permanently.This was where I learned that the cheapest property usually isn't the best deal for our operation.

The semi socialist government we now deal with will go to extremes to enforce all provisions.

There's several semi-private lenders (Visio and B2R are two that come to mind) that have no limits on number of properties or taxable income issues that can result with multiple rentals.

The home is located in a semi-rural town an hour west of the Twin Cities in Minnesota.

It's too bad this happened, but you only lost 4 days, and you avoided renting to this "kid" and possibly dealing with his mom on a semi-regular basis with various demands...consider yourself lucky.

With that said I don’t think STR is dead and every location will have various factors until things get back to semi-normal.

I actually had a failed rental home years ago due to it being semi forced into as we had a home in the Seattle area we had to move out of (and out of the area) right as the pandemic set in and so we couldn’t sell it at the time so rented it for a year.

My current goals are to buy and hold, looking for single family properties in either turn-key condition, or semi - turn-key condition.

Semi-silly question, but how are you doing your investing now? 

Since college students aren't the only major renting group but still major, do you see an increase in students semi abandoning their apartments during the summer or winter break?
