As far as STR's: I recently went to an agent-only panel held by my brokerage with representatives from our Metro Codes office and I will say that at the moment STR's are being pushed out of residential neighborhoods by the hotel industry.

The box sits on the wall, the wires run through the wall, if a tenant starts worrying about radiation from the electrical panel I would tell them they might want to think about finding another place to live.

It can work out and save you some money on some things but cost you money on others.People will sometimes go when a breaker goes bad and put in a cheaper breaker that is not correct for the panel.

It's basically gutted inside already and I would only consider buying it if I could purchase it for land value (it has 10 acres) + energy (it has massive solar panels) because its probably take 100k to rehab (assuming stucture is fine).I know most people "looking" at it are intending to tear it down and completely rebuilding...

& YES I would have a hard time parting with the 0.025% Interest on the escrow account.Last one did an excellent job until he walked away from $6,700 & all he had left was the following for the OP.Basic 3 wood 'contractor' rear steps, gutters & down spouts, audible alarm on grinder pump, 2nd coat on front door & pillars, wiring etc from panel to late a/c install.

For regular 120 V wiring, if there is an overload or short, the Romex might temporarily have to handle several thousand watts, without getting hot enough to start a fire, before the circuit breaker in the main panel pops.
