@Candice Youngblood at almost every point in modern history, buyers have looked at the price of real estate and thought, "there's no way it's worth that...what idiot would pay that price?

The terms landlord and tenant are ancient relics of feudalism, have a lot of negative connotations and I see no reason to hold on to them in the modern vernacular. 

Some people like to rent in the woods but still have the modern interior.

With modern smart TVs available for as little as $300, there's really no excuse not to offer them in rental properties.

Have the AC checked out and rehabbed if needed.Ask her if she wants new living room and bedroom carpet, if so, apartment tan.Paint the walls inside if she would like that.Take her drapes down and take them to the cleaners for a spruce up.Redo the exterior paint to a modern color, and keep an eye on the roof.Have the yard spruced up if it needs it, plantings cut back, trees trimmed.Since she is a friend of the family, I say make it nicer place for her, since she was so nice to you.I would probably leave the kitchen alone, other than a new vinyl floor.And swapping out the bathtub for a walk in shower might be a lifestyle enhancement for her (with ADA grab bars).Of course you don't "Have" to do any of this.

Aloha,The wiring itself is not the only problem...with all of today's modern conveniences, the number and location of outlets, as well as available capacity, are very important.

Sounds like modernizing their systems (or just creating them!)
