I did research into major employers to get a sense of how deep their investment was there (in 5 years was there a chance they might move their headquarters elsewhere, or was the capital investment significant enough, they'll be there for the long-haul)- Next filter was finding a good turnkey provider / property manager to partner with.

Something about that just irritated me.It's not "luck" when I saved my money to buy a rental.It's not "luck" when I didn't buy the latest shiny toys and everyone else did.It's not "luck" when I do tons of research and ask questions when everyone else is out having fun.It was hard work and determination.
