I did research into major employers to get a sense of how deep their investment was there (in 5 years was there a chance they might move their headquarters elsewhere, or was the capital investment significant enough, they'll be there for the long-haul)- Next filter was finding a good turnkey provider / property manager to partner with.

Landlords have to hire a mover to haul the tenant's belongings to a storage facility.

(maybe they have kids - I've pulled out toys from the toilet more than once) - may not have to be flooded to the brim - can sometimes look normal

Something about that just irritated me.It's not "luck" when I saved my money to buy a rental.It's not "luck" when I didn't buy the latest shiny toys and everyone else did.It's not "luck" when I do tons of research and ask questions when everyone else is out having fun.It was hard work and determination. 

I ask because I'm toying with the idea of transferring my property into an LLC.

Real estate over the long haul is a great way to make extra income, but taking a break now, you might miss out on 1-2 great deals.

I am toying with the idea of becoming a licensed home inspector at some point as a way to supplement/enhance my primary interest in fix and flipping.

Now building rentals up again for the long haul.

And the Bigger the Pockets needed to haul it away :)So why wouldn't the agent want to see that bigger offer, especially since a bigger offer is more likely to be accepted too?

I have lots of costly toys in there and one of these times someone is going to grab something.
