it doesn't need to look fancy or have a logo on it which is the bulk of what you are paying for.

Everything is fancy and state of the art in the area.

Many young professionals come out of school and need to "look" the part- fancy sports car, big house, country club membership etc.

An example is that if a guy in a business suit j walks people follow but if a poorly dressed person J walks no one follows.

Keep it simple, take the path that will appeal to the most people, and take the path of least resistance.Trying to get fancy will only confuse people - a confused mind always says no. 

As we have already discussed, this is part of investing and I respect it but, its another example of how prices are inflated and people are blinded by fancy areas, low interest rates, scarcity of inventory, etc.
