Several projects going and looking for more.but if the 7 stages are geared towards a beginner doing their first deal then that makes a lot of sense. 

Then switched my gear towards Salem since there is a college and a commuter rail stop in that area.

In my experience, when I paid for a mentorship program, I didn't really learn much more than I knew before starting, but I did get my butt in gear and actually deploy action to make my goals come to action.Additionally, the networking that takes place during these events is very valuable, if used correctly (or at all).

However, I realized I preferred my business model to be geared towards fully owning my rentals simply due to not having to work through a homeowner to resolve major issues like HVAC, plumbing, etc.

if at all (negative gearing is still popular here for mom & dad investors who get their advice from non-investor financial "experts")Christchurch is another animal, with the rebuild going on the market for rentals for contractors is red hot!

I also like to look for punk rockers, fixed-gear bicycles & hipsters, more bicyclers in general, gay couples, new economical/hip cars..

That way I get to decide the quality, which I gear for long term value.
