They will have to pay or they will have to let the tenets they were protecting hold the bag. 

I don't know what the tea leaves are saying for your market in terms of appreciation or average days on market/salability in 3 years, but I'd probably lean toward holding another couple of years and renting either as an STR or MTR to maximize returns while still avoiding cap gains through the 2 of 5 rule. 

However let me throw the cat outta the bag, I don’t have a whole lot of money.

Many a divorce, bankruptcy, and heart attack have been attributed to the stress that people feel around money that could have easily been avoided.Your twenties are a mixed bag full of fun experiences and new opportunities for growth.

I sold fuller brush door to door.. was good at it but 50 bucks a week was not going to cut it.. bagged groceries for 2.18 an hour which was pretty good with 25 cent gas. and I dreamed of being a checker with the 10 dollar an hour pay and what would I do with all that money.
