Hi @Greg Kuchan As you're discovering, BP is a killer resource on so many levels of RE.  

@Edgar Avila I echo what Marcus Auerbachsaid as that's my philosophy as well.I listened to a BP podcast recently in which the wholesaler said that he has a list with 900 buyers, but, only five, yes 5 or those actually buy all his deals.So, go out and bring those killer deals to the table and you will harvest a ready made buyers list....guaranteed!

@Joseph Back wow those are killer results for both the larger investor and yourself. 6 units in 5 months are they all single family or 2 SFRs and a 4 plex?

Its a killer strategy.

The experienced investors I work with know not to stop and are still taking killer deals down (flips and rentals).

Only one piece of advice from me: between your killer job and your killer real estate investment skills, you have built yourself the ability to spend time with the child(ren) you wish to raise.

If you find a killer deal, don't let your lack of capital be a hurdle for you. 

A property kicking off killer cash flow now may not be your best investment 40 years from now.

George, your credit doesn't need to be fantastic to get an FHA loan, so I would probably work to improve it unless you find a killer deal beforehand.
