They can read it and make their own judgements, there is no harm in that.

You haven't offered any details about what it means to do your first "deal" so, you probably won't get anything of substance in a response from anyone.

You aren't doing anyone any harm, and if they say no, you're right back to where you started with no property in hand.

I find it interesting everyone spoke of inspections in the light of a tenant doing something 'wrong' or harmful to the property, not as a way to do preventive maintenance on power plants, hvac, and appliances.

I also find that (not labeling every smoker, just in general) when someone has a bad habit like that which is knowingly harming themselves, they won't take as good care of my apartment either and often comes along with other bad life habits.
