If you're looking to flip in those areas, investors will statistically be your likely buyer depending on neighborhood (e.g., Allentown is ~33% owner occupied overall).

If they levy that they have all 5 star reviews with 0 bad reviews they are simply not telling you the truth because the statistics are at least 1% of guests are going to be dissatisfied with something.

So its as I say statistically impossible not to deal with some sort of default.  

In that vein, we've begun doing some deep analysis (I'm a financial analyst - I play with statistics for a living.  

Realty statistics are insane.

Both has tenant screening and I posted in my listing clearly to apply first followed by touring after shortlisting potential prospects. 7 days listed, 50 application till now, 7+ applicant are prospects, 4 weeks I have before tour, as of today there are 7 homes available in the market for roughly same moving date (first week of July).Given this above statistics, there are few applicants they are personally emailing me.

Statistically speaking guns will not protect your tenants but you would likely attract a more passive tenant base by not allowing guns.
