The reality is that if you speak to many Bid Dogs that have been in the program for over a year, most of them do not have done much or no actual deals at all, and they are very disappointed with the program.Phil and Shenoah are surrounded by a group of assistants which, in my opinion, are just plain liars and fakes, pretending to be seasoned real estate investors, which is really questionable, and talking about incredible and fantastic deals that they are doing, in my opinion, most really in fantasy land.

Mine, of course, are different, but only because I actually understand the law, have been a landlord, understand the practical problems and legal problems, and am good at drafting plain English documents that are easy for everybody to understand.Please believe ME!!!! 

I've always used a plain ol' piece of white printer paper.

But the financing piece sounds just plain awful. 

This is a real problem as there are RMLOs dipping into this area and while they think they are experts and have a great spiel to sell the service, they are rather unaware of what they are doing and just plain dangerous.Understand that new folks with no RE experience, much less the knowledge Albert spoke of, takes a 23 hour course and takes a test to obtain a license.

If you are trying to sell OR rent your house and it is not moving after 8 months, you are priced too high, plain and simple.This means that you are priced too high for your location and/or for what you are offering.

@Jossalyn Wallace what the others have failed to point out is that there is a whole other 3/4 of the state of Colorado that isn't the Front Range corridor... you need to look on the west side of the Rockies or the plains where there are small towns that also need decent rentals and have cheaper real estate. 

I just redid a more expensive home that gets a great rent but can you get away with using just laminates, store bought cabinets and plain every day items to get the maximum appraisal?
