Go to the "extreme" and look at the MLP's and similar sector. 

AND you will have that diploma to fall back on, leverage, whatever, whenever you decide or need to work in the Corporate sector.

The decision comes down to if you or your team's strengths/weaknesses and management abilities fit the market sector you invest/do business in?

Additionally, in areas where population growth is greater than the number of new rental units added, the multi-family sector of real estate looks bright for years to come.
