Will the recent changes to AirBNB legislation in HI affect home prices in the next few years?

Hello Chicago BP community, I am posting this for a friend who is currently not on this forum:He is currently looking to purchase his first primary residence and is confused between Evanston (apt/condos) vs Buffalo Grove (SFH/townhome).Price range: 280k-310kMain Purchase Criteria: his uncertain future so he may move out within a year or two.

I think the difference is 4 years ago and 10 years ago there were no shortage of places for them to rent, whereas now in any semi-vacation destination LTR's only exist when the government legislates in ways that make them exist. 

As someone thathas looked at and funded hundreds of refi's and hard to do transactions, with possible upcoming  Covid mandates,high inflation, uncertain federal admin., on and on, better with a move to a new area to have cash in hand.

Huge move on their part to cooperate and create positive legislation.

@Mark Horn Unfortunately some servicers will report it like this ,, Those people may be able to fight it or hopefully legislation gets passed,, Its not a free walk in the park right now , You Pay or IF you dont it is noted as such 

As I see it, the economy is already struggling from COVID, business is uncertain and there's no telling where it goes next.

Uncertain to date whether you can get the virus more than once...or whether the negative tests at the "recovered" stage were not able to pick up that the original virus was still present.
