@Brittany Guimond no idea why you wouldn't have a business credit card to COMPLETELY separate your peronsal and business expenses.How likely do you think an IRS auditor will ask for all your personal credit card and bank account statements to test that you haven't reimbursed anything you shouldn't have?

Adjuster estimated the claim at $11,500+/- minus deductible and depreciation gave me a check for $7kThe job actually cost me $11,300+/- and I was satisfied with my $7k reimbursement check which came to me in a reasonable amount of time.

., then you can just write up an agreement that you are accepting their payment up front, but that if they get evicted, you'll reimburse whatever would be owed to them.You just need to check it all out and see if they qualify according to your, hopefully, tough criteria, otherwise.

If not, I'd just send the landlord a letter saying you were not aware of any fee, there is nothing in your contract regarding a fee, that since the landlord already reimbursed your security deposit, showing you owed nothing, that you don't believe you owe anything.

As a point of information for everyone, if you engage an attorney and then you submit a claim to the title insurance company and it is a covered matter, the cost of retaining the attorney is not generally covered under the title policy so don't be surprised when your request to be reimbursed for the attorney's fees is denied.
