Especially because the landlord/tenant laws in MA are tilted wildly in the tenant's favor.That said, there are tens of thousands of landlords in MA who make a living at it, so take my comment for what it's worth.Properties inside RT 128 are selling at sky high prices. 

They get it wrong on location (using comps from inferior neighborhoods), condition/quality (using fixer-uppers or cosmetic rehabs as comps for a gut renovation), and date (using comps from 11 months ago in a rapidly appreciating neighborhood).The results can be wildly different. 

That's a commitment to refinance or ride a wild interest rate ride. 

Leases vary wildly from landlord to landlord, PM to PM.

Every single house on the block had a wildly different anticipated growth rate even though all of the homes were essentially identical.

We have less than 18 months before this market cools off some[ wild speculation] so find a fixer, fix it up and rent out and hold for 2 tax cycles and exchange or pay the gains.
