Just curious what the more experienced people here think about these areas I have chosen and can give some advice.

But start there, stay away from what everyones doing. i can say at least 85% of the calls we get these homeowners have never received  any type of letter with an offer to buy their home, and they are just amazed (or angry), mostly confused about how and why you have chosen their to house to begin with.

I'd guess you did the pricing, not the agent, or you had chosen an agent to support your pricing.

You can go either direction, but may be driven by availability in your chosen market.
