The furnace was in the attic and the water heater was in a closet with the pipes running through the attic.

Expect design on the fly.Some alternative solutions to your room count issue would be ducted mini splits where the air handler box can be installed in an attic or more ideally a small mechanical closet and duct out from there. 

@Roi C.I would find a few general unlicensed guys who are good and reliableI have a couple who charge me $100-125/day for various work like painting, cleaning, installing closets, etc
