This still seems to be a little one sided, I am sticking my neck out for $6500 and my time, which I am confident I will get compensated for, but the partner will not only get a potential profit, but the commission from the sale.

I have seen so many claims over the years I won't create a running list but they all boil down to personal injury or property damage caused by the use of your property.

And yes, I have definitely thought about the house hacking option in my neck of the woods and this will probably be where I make my first investment.

This money is sitting in my bank account, waiting to be invested, together with whatever other money I have sitting there beyond the required reserves, to be invested when a good deal comes by.Are you now telling me that my re-leveraging of this one unit (heck, it could be even 2-3) is going to break my neck?
