my personal experience with rehabs generally range from ten to twenty thousand based on the quality of materials you use example. ceramic to lynolium tile generic or name brand paint carpet to hardwood floors etc.

The home has the original hard wood floors.

Example, I have an old timey craftsman I have which is in a more residential and nicer neighborhood than a couple others, with not as much closeby-- but is very cute (but small) place with lush yard, old timey hardwood, and more charm, etc, it is really killing the game, moreso than the stuff that is in more traditionally "good" MTR locations. 

FINALLY the question arrives…I have a friend who is also a GC and can bring 4 guys total to do finish carpentry, close out fixture work, punch list bathroom work, painting and refinishing my hardwood floors.

I go for granite, hardwood, wood or marble look tile, quality vinyl plank, trendy grey walls with white trim, stainless appliances.

The old carpet makes a good drop cloth, kneeling pad and protects the hardwood from dropping a hammer until you get ready to refinish it if that's in the cards and reduces construction traffic on new carpet.Lots of considerations to each job, common sence should prevail and some backward planning needs to be done so you don't put some aspect of the job in front of another making it more difficult

The main work done: refinished the hardwood floors, painted throughout, and finished the attic.

These are the older homes but kept up really welland they have the old hardwood floors, character look etc. 

The better quality stuff kinda gives off an engineered hardwood feel.LVT in all spaces but ONLY if the floor is super level and super clean. 

New floors (except 1st floor hardwood), attic conversion to master bed/master bad, new windows/doors, new bathroom, new kitchen, plaster removal, framing and drywall, painting, exterior brick repairs and soffit covering, new plumbing, new electric, THE WHOLE GAMBIT.
