I have the ability to buy a 3/1 SFH in a 3 star neighborhood.

From everything I see, hear, and read, there are opportunities in CA, you just need to work for them (like pretty much anywhere, including Texas)  Maybe you'll have to go a few hours out from where you live but that's still a lot closer than the Lone Star State. 

We are a little above average based on places similar to ours but we have all 5 stars and lots of amenities.It will be tough to saturate this area as cash flow will be negative based on the price increases over the last 2-3 years.

So if they have 95% 5 star cleanliness reviews over a 3-month period we give xxx$ bonus.  

she then trashed me and gave us a 1 star and said we trashed the unit LOL..

You actually have to drive through a part of the national park to reach the cabin.  4 star review.. there was a bear that came out in front of the cabin every day and they didn't like that.  

Wesley, off hand I would suggest you lease it and do a seperate option contract.

There's a lot of the newer builds in those price points up by Wesley Chapel or down by Ruskin.
