To be honest, I didn't have much of an idea of how to price things out, and in terms of investor psychology, I probably wasn't willing to walk away and I also hadn't really slept since the first conversation with him; nerves, I guess.

I think the biggest part is honesty, put a good deal on the table and you should do well.I have built 2 homes from the ground up, one I live in and one was a spec, so I am very familiar with the building process and cost.

If your agent is residential, then maybe they would be ok with having another search the commercial listings...In any case, honesty is the best policy.Also, I had a great discussion with my agent about investor criteria, strategy, and their comfort level with the way I want to make offers.

In all honesty the vast majority of lawsuits are settled out of court by people who cannot sleep at night because of a case they might win, but the fear of going bankrupt or losing your life savings from a $10 million lawsuit makes them agree to pay the $400K or $500k settlement rather than risk losing millions.
